Residents Fees

Application fees: $65/person

Required/Administrative (Added to advertised rent per Colorado Law, HB25-1090)

Professional Services and Support: $50/mth

Insurance: Liability to Landlord Insurance (LLI) is required by all tenants. We have an option available at $10.50/mth. 

Circumstantial: (imposed only if the tenant elects to alter terms of Lease Agreement)

  • Lease Amendment (General): $250
  • Lease Amendment (Addition of Pet): $300
  • Lease Amendment (Addition of Lessee): $450 
  • Pets: $250 one-time fee + $ 35/mth per pet.   

Default of Lease (imposed only if the tenant breaches the terms of their Lease)

  • Non-Sufficient Funds (NSF): $20 or actual bank charges, whichever is higher.
  • Late Rent (if total monthly charges are not received by the second (2nd) day of the month): 5% of monthly rent or $50.00, whichever is greater.
  • Improper Lease Termination: Equivalent to 1 month’s rent, minimum $2500
  • Tenant Negligence: If property maintenance or repairs are required as a direct result of tenant negligence, tenant is subject to a maintenance fee of $100/hr + supplies. If work is completed by a 3rd party vendor, the tenant will be subject to a markup of $10 or 2% of the total, whichever is greater.
  • Demand Posting: $200 or the cost of the posting(s), whichever is less.

Tenant Marginal Credit Score Fee (imposed only if applicant has a non-qualifying credit score)

  • Applicants may be considered with credit scores between 659 and 620 with an added recurring monthly Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information later if their credit score is improved to 660+. Fees are non-refundable and will be paid to PPM.

Notice to Terminate Posting (imposed if owner informs PPM of non-renewal intention)

  • $40/Posting – Maximum 2 Postings per Non-Renewal

Portable Tenant Screening Reports (PTSR): Applicant has the right to provide a PTSR as defined in § 38-12-902(2.5), Colorado Revised Statutes. If Applicant provides Pioneer Property Management with a PTSR, Pioneer Property Management is prohibited from: charging Applicant a rental application fee; or charging Applicant a fee for Pioneer Property Management to access or use the PTSR.
